WHAT DO YOU CHARGE AND WHAT'S INCLUDED?
It’s difficult to give specific quotes without understanding the scope and detail of a client’s brief. Though, we do understand that costs are in the forefront of everyone’s minds when building an extension or a new home.
With this in mind, and with certain assumptions made, I have listed some ballpark fees to give you a better idea of budgeting costs.
My fees will include*:
• Dimensional site & property survey and land topography
• Complete a desktop study of the site (risk assessment, site history, planning policy etc.)
• Produce accurate plans of the existing site and buildings
• Create an initial design, according to the client’s brief
• Design revisions and refinements, with eventual sign off
• Produce, submit and monitor planning application or lawful development certificate
• Produce and submit a Building Regulations application
• Address any final conditions or requests from Building Control

EXTENSIONS
Assuming an extension is made to an existing 2 or 3 bedroom property, using one of these options as an example:
• One en-suite double-bedroom with dressing room or
• An open plan kitchen day-room or
• An office study and adjoining bathroom
Up to 25m2 floor area: between £3,000 and £5,000
• Two en-suite double bedrooms with dressing rooms or
• An open-plan kitchen day-room, with adjoining study and small bathroom or
• An en-suite granny-annexe with a small studio kitchen
Up to 50m2 floor area: between £6,000 and £8,000
NEW BUILDS
A 2 or 3 bedroom detached house with kitchen, dining, living, bathroom and 1 or 2 en-suites:
Up to 120m2 floor area: between £15,000 and £20,000
A large 4 or 5 bedroom detached house with kitchen, dining, living, 2 bathrooms and 2 or 3 en-suites:
Up to 200m2 floor area: between £25,000 and £30,000
WHAT'S NOT INCLUDED?
Some examples of additional services and fees would include:
Working with listed buildings and conservation projects
Working with complex, difficult sites or unusual builds
Designing and building to Passive House standard
Significantly larger builds (over 200m2)
Extensive and frequent changes to the brief
Party wall agreements, planning appeals and negotiating with utilities
